Lakeland Town Center sells for $39.4M

Lakeland Town Center, in Auburn, has been sold for $39.4 million.
The 125,000-square-foot shopping center is anchored by a 67,000-square-foot Top Food & Drug store and houses 26 other retailers.

The buyer was Loja Real Estate LLC, of Walnut Creek, Calif., and is the company’s first real estate acquisition outside of California. The seller was Lakeland Town Center II LLC.

The property had been managed by Tarragon Property Services, of Sumner, and will be managed by Colliers International of Seattle, according to Loja Real Estate.

After a few weeks of hit or miss sunshine it’s apparent the buyers are starting to get out and look at homes. I spoke to a guy today who works at a property management company and one complex expects to loose 20 tenants this month to home buying.

The NWMLS hot sheet on my homepage shows that 300 homes have gone pending this last week in the Bonney Lake, Kent, and Auburn area. Couple that with interest rates being at the low of the year last week and you’ve got a good source for home sales.

I searched for other similar articles and came across this post from BBC earlier this month.

“Good weather in April led to an increased number of viewings from potential UK house buyers, according to surveyors.

Surveyors who expect house prices to fall in the next three months outnumber those expecting values to rise.”

Fortunately for buyers in the US, and our local market in particular, there are plenty of financing options, including FHA 3.5% down and zero down loans. Lets hope the summer weather is here and that it will keep the buyers looking.

Winter is the best time of the year to buy a house. Inventory levels are usually at a low for the year, and most importantly those homes that are on the market, are motivated to sell!

In Seattle during December 2009 there were 1,871 homes on the market, as opposed to 2,646 in July 09. Approximately 389 offers were signed around in the December 09 and 623 went pending in July. 20% of homes on the market went pending in December and 23% went pending in July. Those numbers are fairly equal in respect to each inventory level.

Another factor is prices are usually lower to bring in buyers during a slow time of the season. Average asking price in Seattle during July 2009 was $764,000. In January 2010 the average asking price was $665,000 almost $100,000 less.

Lower prices, less inventory, and more realistic sellers equate to the ideal environment for buyers to take advantage of the market. Interest rates appear to be hovering above and below the 4% mark.

Boeing 787: 1st flight could come Dec. 15
Boeing Co. says the long-anticipated first flight of its new 787 jetliner could come as early as Tuesday.

Boeing Co. says the long-anticipated first flight of its new 787 jetliner could come as early as Tuesday.

Boeing announced Thursday that its window for a first flight would open on Dec. 15 with the actual flight timing dependent on final internal reviews, taxi testing and Federal Aviation Administration documentation.

The company also said it has completed “final gauntlet” testing on the 787 and verified the success of fixes it made to a structural problem.

Scott Fancher, vice president and general manager of the 787 program, says two days of testing checked out all the airplane systems, such as avionics, hydraulics and electrical.

Boeing earlier reinforced weak points near the area where the wings attach to the fuselage, then conducted a so-called static test – essentially bending the wings – on the repairs.

Fancher says Boeing has completed its analysis of that static test and called it successful.

Four Tacoma police die in coffee shop shooting ambush in Washington state

FOUR police officers have been gunned down in a US coffee shop in a “flat out ambush”.

Pierce County Sheriff’s Office spokesman Ed Troyer said the officers were sitting in a coffee shop before their shift started when at least one gunman entered and started shooting.

“We have somebody out there who blatantly went in and opened fire on four police officers, killing all four of them,” Mr Troyer said following the shooting near McChord Air Force base in Tacoma, around 35 miles south of Seattle.

Mr Troyer did not disclose any information about the identities of the victims, saying only that the officers had worked in law enforcement in Washington state for their entire careers.

He said authorities believed the men had been specifically targeted, noting that staff and other customers at the coffee shop at the time of the shooting had not been shot at.

“It was definitely an ambush target situation, there were two baristas and some other customers in there. None of them were hurt or shot at or aimed at,” Mr Troyer said.

“It was not a robbery. Gunman came in there and opened fire on the four police officers.”

Mr Troyer said the victims had been going over some paperwork ahead of their shift at the time of the shooting.

“They were getting ready for their shift to start. They had a meeting to go over some paperwork and what they would be working on. That’s standard procedure,” he said.

Ruskell’s contract fuels Holmgren-to-Seattle rumors

We posted recently on the rumor linking former Packers and Seahawks coach Mike Holmgren back to Seattle, where he would be installed not as coach or G.M. but as the boss of both positions.

Adam Schefter of ESPN has an intriguing nugget that serves only to fuel this rumor.

Current President of Football Operations and G.M. Tim Ruskell, per Schefter, is in the final year of his contract, with no talks regarding an extension.

But the question becomes whether Holmgren would thrive in a Tuna-type role with any team. His tenure as both G.M. and coach of the Seahawks wasn’t successful, and he didn’t begin to thrive as head coach until he gave up the General Manager duties.
