Every REALTOR that I have spoken to is focused on generating more referrals, as they should be. The most successful agents in the industry are simply referred from client to client. How do they do it? That’s the big question right? Well to start they ask for referrals. Agents have all been to seminars that suggest calling all of your database and asking for referrals. I’ve tried that and it didn’t work so well.

I am convinced now (after some trial and error) that the key is to ask buyers that you are working with if they know of anyone else looking. During their home search they are constantly talking about homes they see to their friends and family and that is a great time for them to locate potential referrals for you.

I heard a great approach the other day, from Patrick Flynn, to use for agents in this scenerio: Mr. and Mrs. Buyer we both have jobs to do here. My job is to find you the perfect home and your job is to find three friends that are looking for a house to buy or planning on selling one. I want you to tell them how easy this process has been for you and how you would like for them to call me. Now so this is an even playing field, if your not happy I want you to tell ten people to not call me to buy or sell a home.
